Purpose

In accordance with New York State Real Property Law §442-H, Tigress Realty has established and publicly posts these Standard Operating Procedures (SOP) for the services provided to prospective homebuyers. These procedures are intended to ensure transparency, fairness, and consistency in all client interactions.

1. Identification Requirements

Policy:
 Tigress Realty does require prospective buyers to show identification prior to scheduling a property showing.

Anyone interested in viewing a property must sign a Broker's Agreement before any property will be shown, per NY law.

2. Substantive Contact

       Once the Broker has engaged in meaningful real estate conversation, all disclosures will be sent to the prospective new client, including Agency Disclosure & Fair Housing, along with the Fair Housing Statement.

3. Exclusive Buyer Representation Agreement

Policy:
 Tigress Realty does require a signed exclusive buyer representation agreement before showing properties.

3. Pre-Approval for Financing

Policy:
 Tigress Realty does require a mortgage pre-approval or proof of funds before scheduling property showings.

4. Fair Housing Commitment

Tigress Realty is fully committed to compliance with all federal, state, and local Fair Housing Laws. Discrimination based on race, color, religion, sex, disability, familial status, national origin, sexual orientation, gender identity, military status, age, or lawful source of income will never be tolerated.

5. Agency Disclosure

Before any confidential information is shared, Tigress Realty will provide and review the New York State Agency Disclosure Form with all prospective clients. This ensures that each party understands the type of agency relationship that will exist between them and the broker.

6. Buyers Agreement/Commission Agreement/Payment Terms

Before any property can be shown, a buyer's agreement MUST be signed by the Buyer(s). The length of the agreement is up for negotiation. In this agreement, payment terms must be clearly defined. Payment is generally due at closing. A property is considered sold once all parties have come to an agreement and contingencies have been released.

7. Listing Agreement/Commission/Payment Terms

Before a property can be listed, a listing agreement must be fully executed. In the agreement, the listing will describe the property, sales price, and commission structure or payment terms and agreements. All payments are due at closing unless otherwise negotiated.

8. Listing Procedures

As a boutique, single-agent brokerage, all communication and transactions are handled directly by Karen Lambert, Licensed Real Estate Broker. Tigress Realty values personal attention, open communication, and integrity in every interaction.

9. Showings

Once a buyer’s agreement has been signed, Karen will make eerie attempt to accommodate showings around your availability. All showings are scheduled, and we must be on time to each showing to respect the seller’s and other agents' time. Some listings to require extended wait times to enter properties.

10. Writing Offers

You have chosen a property to submit an offer. Karen will walk you through the offer process. All decisions on the offer price ultimately come from the buyer. Karen will guide you as best as she can to a strategy to win said property. It is important to take the information provided seriously.

11. Negotiation

Once your offer has been submitted, if the seller decides to counter your offer, Karen will come up with another plan to win this property. Her guidance will help you.

12. Attorney State Compliance

NY State is an attorney state. All real estate dealings are handled by real estate attorneys. They will take care of the background logistics to get you to the closing table.

13. Acquiring new Clients

New Clients will be met through networking, socialising, and business. Anyone I meet may be added to my database  CRM. All information is only used by Karen Lambert.

14. CRM

My contacts are kept to engage with at a later time. Information collected could be Names, spouse's Name, Children’s names, Parents’ names, Birthdates, phone numbers, emails, and social media information.

15. Closing

Once the Attorney has completed their job, you will be ready to move closer to the closing table. Whether the sale is a cash transaction or a mortgage will determine the next steps. With Cash, a closing day will be scheduled. Once the Mortgage has its CD issued, a closing day can be scheduled. A walkthrough will be done within 48 hours before the closing date.
